Deposit, Final Payment, Cash Discounts
All guests must have a valid credit card. Your approved card is charged a 50% booking deposit. 30 days prior to your arrival, your card is charged for the remainder of the booking.
Pay cash when you arrive to receive your discount. Your credit card will be credited for the total reservation charges to date.
Our secure electronic keyless B&B entry operates 24/7. For your convenience, our advanced check-in policy permits anytime arrival. Since you have such flexibility, we may not always be home to greet you. We are, however, available 24/7 by cell phone to help you in anyway that we can!
Check-in Room Occupancy
As soon as possible after you arrive in Vancouver, we encourage you to drop off your luggage and pick up your keys (room and backup house key). You are welcome to move in to your room prior to our 4pm occupancy time if our staff has finished with their preparations for you. You can also pick up a copy of our TreeHouse Restaurant Recommendations, the best map of attractions in Vancouver and the lower mainland that we have found to date, a copy of our TreeHouse Best of Vancouver Highlights & Self-Guided Tour, and in-room Entertainment Book of discount coupons (attractions, lunches, dinners...) for use during the duration of your stay with us.

Our "Chef's Choice" 4 Course Gourmet Breakfast
Our 4 course gourmet breakfast is served everyday at 9am. Options by request only before 6pm the night before: a self-catered Canadian Continental Breakfast in the Dining Room at a pre-arranged time of your choice; a Bag Breakfast to take with you. Please let us know your choice including no breakfast as soon as possible.
Shoes off policy in our home
Please leave your shoes in the storage containers assigned to your room in the front hall. We provide confortable tabi socks. You can of course use your own socks or slippers to help you feel even more at home.
Candles or fires of any kind are not permitted
Not permitted in the rooms due to fire and safety regulations.
Our house is entirely smoke-free
Smoking is permitted outside only in designated areas.
The person registering is responsible for all damages caused by the registered guests (or their family, friends, or visitors, etc) during their registered stay. This includes damage to the house and to the property including, but not limited to the yard, common areas, rooms, appliances, electronics, furnishings, fixtures, linens, and bedding. The credit card which is given to secure and guarantee the reservation will be charged for any damage, and any additional cleaning beyond a reasonable norm.
The number of days notice is based on a 4pm first day arrival time.
If you give more than 30 days notice, you will only be charged a 10% cancellation / re-booking admin fee.
If you give 30 days or less notice, you will be charged for the total booking. Your credit card will be credited for any dates that are re-booked less a 10% cancellation / re-booking admin fee.
We charge a 50% confirmation deposit at the time of booking and the remainder 30 days prior to your arrival. For bookings made less than 30 days prior to arrival, we charge the total amount.
If you pay with cash during your stay, you will receive your cash discount and a full credit for the amount charged to your credit card.
Late arrivals, early departures, and no-shows are subject to this cancellation policy with no exceptions.
We highly recommend that all of our guests carry Travel / Trip Cancellation and Medical Insurance to cover all of their emergencies. Unfortunately, we cannot carry insurance to cover the loss of revenue due to cancellations. We are a small business and unlike hotels do not overbook our rooms.
By giving us your credit card information to hold and guarantee your reservation, you confirm that you have read, understood, and agree to our policies and regulations including our cancellation policy.

Single occupancy $10 less per night
Infants and children over 10 welcome
More than double occupancy, $30 per additional adult or child per night
Oct1-Mar31: RedCedar1or2 can be booked as 1 room with private bathroom for an additional $20 per night.
5% discount for cash; 10% discount for cash for 7 days or more
Cash Discounts and Specials available only for direct TreeHouse phone or email bookings
Cash Discounts not available for Online or Travel Agent bookings

Trip Cancellation Insurance
B&Bs cannot carry insurance to cover the loss of revenue due to cancellations.
B&Bs are small businesses and unlike hotels cannot overbook their small number of rooms to cover cancellations.
Guests would be very unhappy if they arrived to find that: their accommodation had been overbooked; their reservation had been cancelled at the last minute; and that they would not be staying at the B&B where they thought they had a guaranteed reservation.
Guests must carry their own Trip Cancellation Insurance.
We highly recommend that Guests include Medical Insurance in their Travel Insurance Package.
Of course, passports should be included in all travel documentation.
Lost or Stolen Articles
Under the Hotel Act, B&Bs cannot be held responsible for lost or stolen articles.
Guest Homeowner Insurance Policies cover such events.
Almost always the articles have just been misplaced.
If the items are found at TreeHouse after the guests leave, they are returned (by mail or courier) at cost.
